1. Do you sell used
as well as new holiday home caravans?
Yes, if a unit under 5
years old becomes available we will put it back on the market, also we
occasionally put ex hire fleet units up for sale. Prices for used holiday
caravans occasionally start from as little as £9,000, the range of models does
vary throughout the year, we would be happy to send you an up to date sales
sheet.
2. Do all the Holiday
Homes have hot and cold water, WC's, showers and electricity?
Yes, they are all
connected to mains electricity, water and drainage and enjoy all the comforts
of a home - separate shower/bath rooms, separate bedrooms, comfortable fitted
lounges, heating and space for colour television, Microwave etc. You will be
amazed at the comforts a modern holiday caravan can offer.
3. Do the Holiday
Homes come fitted with a fridge?
Yes, although they are
not supplied by some manufactures, we have them installed.
4. How many months of
the year can I use my caravan holiday home?
We currently have a
10-month License, which runs from Mid March to Mid Jan (including Christmas,
New Year and Easter). The main summer season, when all the facilities are in
operation, runs from May/June to the end of September. During the 'winter
months' there are various functions and activities, with a quieter Park and
surrounding area available to enjoy.
5. What are the
annual charges?
We can send you up to
date information on charges for Ground Rent (presently £1,250 incl VAT).
Electricity and water are on a meter which is charged at standard rates and gas
bottles are supplied through ourselves so you only pay for what you use.
6. How long can my
holiday caravan stay on your site?
As we are members of the
British Holiday and Home Parks Association you receive all the protection of an
agreement conforming to the nationally accepted code of practice. The agreement
is for minimum of ten years based on the age of the unit, which with review can
be extended for up to 15 years.
7. Can you offer finance on the purchase of a holiday caravan?
Yes, finance is
available on all-new holiday caravans and used models up to five years old at
very competitive terms structured by Capital Bank.
8. Would I have to
pay Council Tax?
No, Second home
ownership caravans are rated as non-domestic premises; which is currently
charged at £142 per annum.
9. Can I live
permanently in my holiday home?
No. Our license is
strictly for holiday use only, as non-domestic premises it is structured as a
second home to a main residence within the UK. However you are allowed to stay
as many times and for as long as you like within the 10 months
10. Can I park my car
close to my holiday home?
Yes, there are access
roads to all areas; most units have parking spaces alongside the holiday homes.
The few that don’t have parking spaces near by. There are also additional
parking areas by the main building and around the Park.
11. Can I let my
holiday home caravan if I want to?
Yes, it can be a
profitable aspect of owning a holiday caravan. You are entitled to let out your
holiday caravan and operate the letting yourself or, if you wish, we can let
the holiday caravan on your behalf through the office booking system, for which
a commission is charged. For details on sub-letting please contact us. By
letting out your caravan for as little as 4 weeks in the summer you could cover
your annual charges. Guests hiring your holiday home are asked to pay a small
Club membership fee.
12. What about
insurance cover for my holiday home?
You are welcome to join
our block policy under the 'Safe-Guarding' scheme, which is specially tailored
for St.Audries Bay holiday caravans and underwritten by Cass Stephens Insurance
Ltd. The present premium for the 'new for old' policy, which covers the total
cost of supplying a new holiday caravan in the unlikely case of destruction, is
£1.05 per hundred pounds insured. Naturally it also covers third party
liability which is essential for those owners who let. Further details on the
insurance scheme are available on request.

13. Do you accept
dogs on the park?
Yes, but we do ask that
they be kept on a lead and not exercised within certain areas on the Park, we
do have a large field they can run free in and there are no restriction on the
beach.
14. Can it really be
this simple to own a holiday home by the sea?
Quite honestly yes, but
